Ocala and Marion County have become one of Florida's most talked-about growth markets — and for good reason. Centrally located along the I-75 corridor, Ocala sits roughly 75 miles north of Orlando, 90 miles south of Gainesville, and about 90 miles northeast of Tampa, making it an ideal base for people who want Florida living without the metro price tag.
Marion County has been among Florida's fastest-growing counties, driven by migration from South Florida, the Northeast, and other high-cost regions.
Thousands of new homes are underway or planned across southwest, southeast, and west Ocala — with master-planned communities drawing major national builders.
National retailers, restaurants, and commercial developers are following the rooftops — bringing new jobs and amenities that make the area even more attractive.
AdventHealth, HCA Florida Ocala Hospital, and other healthcare providers continue expanding facilities and services to serve a growing population base.
The WEC has elevated Ocala's national and international profile, drawing visitors, investors, and new hospitality and retail development to the western side of the city.
I-75 bisects the city and SR 200 is Ocala's primary commercial corridor — giving residents easy access to employment, services, and regional destinations.
Ocala is getting its very first BJ's Wholesale Club — a major retail milestone for the city and a sign of how seriously national brands are investing in Marion County's growth. BJ's is a membership-based warehouse club that competes directly with Costco and Sam's Club, offering groceries, electronics, household goods, clothing, and more at bulk-discount pricing.
The new location is planned as part of the larger Winding Oaks development in southwest Ocala, one of the most significant mixed-use projects in the area. The site will include a BJ's Gas station as well, giving members fuel savings in addition to in-store deals.
For Ocala residents who previously had to drive to Gainesville or the Orlando metro area to access a BJ's, this is a welcomed addition — especially as the city's southwest quadrant continues to grow rapidly with new home communities and commercial activity.
Southwest Ocala — Winding Oaks Development

Under Construction / Coming Soon
BJ's Wholesale Club is just the headline act. Winding Oaks is a large-scale, mixed-use development planned for southwest Ocala that could fundamentally reshape this part of the city. Think of it as a self-contained growth zone — combining where people live, where they shop, and where they work, all within one interconnected development footprint.
Planned residential components include single-family home sites designed to meet the growing demand for housing in southwest Ocala.
Townhome units are part of the mix — offering lower-maintenance living options that appeal to first-time buyers and downsizers alike.
Multifamily components round out the residential picture, adding density and rental options close to future retail and services.
Beyond BJ's, the development is expected to include additional retail, commercial space, restaurants, and everyday services.
Few gas station announcements generate as much buzz as a Buc-ee's — and yes, the Ocala/Marion County area has been in the conversation. Buc-ee's is a Texas-based travel center chain famous for its enormous locations, hundreds of fuel pumps, immaculately clean restrooms, and a massive selection of food, snacks, and merchandise.
A Buc-ee's location has been proposed for the Marion County area, with attention focused on the high-traffic I-75 corridor — the type of high-visibility, high-traffic highway interchange that Buc-ee's typically targets for its massive travel centers. The project has generated significant local interest and discussion among residents, commuters, and real estate watchers.
As of the time of this guide, the project is in the planning and development approval process. Details such as the exact site, final approvals, permitting status, and confirmed construction or opening timeline had not all been publicly confirmed.
What we do know: Buc-ee's tends to follow through on markets it enters, and Marion County's location on I-75 between the Tampa Bay area, Orlando, and North Florida makes it a strategically logical stop.

Buc-ee's locations are economic anchors — they generate significant traffic, jobs, and attention from other retailers nearby.

The World Equestrian Center (WEC) in west Ocala has become far more than a horse show venue — it's a catalyst for an entirely new growth corridor on Ocala's western side. Since opening, WEC has drawn national attention, international visitors, and serious investment interest to an area that was largely underdeveloped just a few years ago.
A retail development planned near the WEC area that aims to serve the growing residential and visitor population on the west side of Ocala. As the WEC continues to attract events and tourism, supporting retail and services are following close behind.
The WEC's own hotel and resort components have set the tone for upscale hospitality in the area. Additional lodging options near the complex are part of the longer-term development picture for this corridor.
West Ocala residential development is gaining momentum as buyers and investors recognize the area's potential. Proximity to WEC is becoming a selling point for both lifestyle buyers and equestrian enthusiasts.
WEC hosts world-class equestrian competitions, concerts, and events that draw visitors throughout the year — creating consistent demand for nearby food, retail, and services.
The western side of Ocala is one of the most important corridors to watch. What's happening around WEC today is likely a preview of what the broader area will look like in 5–10 years.
Ocala's restaurant and coffee scene is expanding fast. National chains, regional favorites, and local concepts are all staking their claim across the city. Below is a snapshot of notable new food and beverage additions — some already open, others on the way.
Multiple Ocala Locations
Italian-inspired drive-through coffee with an expanding Ocala footprint. Ellianos has become a local favorite and continues to add new locations throughout Marion County to keep up with demand.
SR 200 Corridor & Beyond
Several new restaurant concepts — ranging from fast casual to sit-down dining — have been announced or are under construction along SR 200 and in Ocala's growing commercial areas.
Downtown & Midtown Ocala
Ocala's downtown district continues to attract independent coffee shops, cafés, and eateries that add to its walkable, community-centered character.
Retail development across Ocala is accelerating as population growth attracts major national brands and new commercial projects. Here's a breakdown by area of what's happening and what's on the horizon.
Ocala's busiest commercial corridor is getting even busier. The Winding Oaks development anchored by BJ's Wholesale Club is the centerpiece, but additional retail pads, strip centers, and service businesses continue to fill in along the SR 200 spine. This is where the most concentrated retail growth is happening right now.
Downtown Ocala has seen renewed investment with local boutiques, restaurants, bars, and event venues breathing life into the historic core. The City of Ocala has continued to invest in public spaces and streetscaping that support a more vibrant downtown retail environment.
The World Equestrian Center has become an anchor for new commercial activity in west Ocala. The Shoppes Off 80th and other planned retail concepts are positioned to serve the growing visitor and residential population drawn to this corridor.
Southeast Ocala is seeing growth tied to expanding residential communities in areas like Marion Ranch and nearby neighborhoods. As rooftops multiply, retail follows — expect this quadrant to attract more service-oriented businesses and daily-needs retail in coming years.
North Ocala continues to see steady commercial activity near US 441 and other key arteries. While not the primary focus of current large-scale retail development, the area serves established residential neighborhoods and sees ongoing infill commercial activity.
Marion County is in the middle of a significant residential construction boom. New communities are sprouting across the county, with national and regional builders competing for buyers at multiple price points. Whether you're looking for an entry-level starter home, a move-up family home, or a larger lot with more space, there's likely a community being developed with your needs in mind.
One of Ocala's most established growth areas. Marion Oaks has attracted a wide range of builders offering affordable entry-level homes on individual lots. It remains one of the most active new construction markets in the county for budget-conscious buyers.
A master-planned community in southwest Ocala built around equestrian-inspired lifestyle amenities. Calesa offers a range of floor plans and appeals to buyers looking for community living with a distinct Florida character.
A newer master-planned community in southeast Ocala offering modern home designs, community amenities, and a range of price points. Marion Ranch has been one of the more talked-about new communities for buyers looking in the southeast quadrant.
Planned for a more rural feel with larger lots and an outdoor lifestyle orientation. Pioneer Ranch appeals to buyers who want new construction with more breathing room than a dense suburban community.
Beyond the branded master-planned communities, individual builders are actively developing lots throughout southwest and southeast Ocala — offering buyers more location flexibility and variety in home style and price.
Several builders in the Ocala market now offer multigenerational floor plans — homes designed with separate living suites for extended family — responding to a growing buyer need across all age groups.
Behind every new neighborhood and retail center is a set of roads, utilities, and infrastructure improvements that make growth possible. Ocala and Marion County have been investing in the foundational infrastructure needed to support the development wave underway — and understanding these improvements helps explain where growth is headed next.
I-75 remains Ocala's primary growth spine. Interchange improvements, added lanes, and access road enhancements tied to new development have been ongoing along the I-75 corridor through Marion County, supporting both residential and commercial growth.
State Road 200 is Ocala's busiest commercial corridor and has been the subject of ongoing safety, capacity, and access management improvements. As development continues to intensify along SR 200, further road investment is expected to follow.
SW 49th Avenue is a key north-south connector in southwest Ocala that ties residential communities to SR 200 and I-75. Road improvements along this corridor are directly linked to the residential and commercial growth happening in the area.

Infrastructure and development are inseparable. When you see a new road widened or a new interchange improved, it's almost always a leading indicator that more growth — homes, retail, jobs — is on the way. In Ocala, the investment in infrastructure is one of the clearest signals that this growth is planned, not accidental.
A city's long-term health isn't just measured in rooftops and retail square footage — it's measured in jobs, hospitals, and economic anchors that give residents reasons to stay and newcomers reasons to move. Ocala is building all of those.
AdventHealth Ocala and HCA Florida Ocala Hospital are among the major healthcare systems serving Marion County, with ongoing facility investments, specialty service expansions, and medical office development that support a growing population and create significant employment. Healthcare is one of Ocala's largest employment sectors.
Ocala's central Florida location and I-75 access make it an attractive target for distribution centers and light industrial development. The region has seen interest from logistics and manufacturing operations looking for affordable land with strong highway connectivity.
New commercial office and professional services space is being developed to support Ocala's growing business community. As the population grows, demand for local professional services — legal, financial, medical, and beyond — grows alongside it.
College of Central Florida and other educational institutions continue to support workforce development, making Ocala an increasingly attractive location for employers who need a trained local labor pool across a range of industries.
Employment growth drives housing demand. When major employers expand or new businesses arrive, they bring workers who need places to live — and that's one of the core engines behind Ocala's residential real estate market.
Ocala's growth isn't happening in just one place — it's spreading across multiple quadrants of the city and county. Here's a quick geographic breakdown to help you understand where the action is concentrated and how each area fits into the bigger picture.

The most active retail and commercial development corridor. BJ's Wholesale Club, Winding Oaks, and new residential communities are all anchored here.
The World Equestrian Center has made this corridor a destination. Commercial and hospitality development is accelerating to serve visitors and new residents.
Marion Ranch and Pioneer Ranch anchor southeast growth. This quadrant is adding thousands of homes and will attract retail as population density increases.
The historic heart of the city is seeing a renaissance — local dining, arts, events, and boutique retail are bringing life back to the urban core.
Knowing what's coming to an area is exciting — but it's only one piece of the puzzle. Where you buy a home matters just as much as the home itself. The right location, the right community, the right financing, and the right timing can make a significant difference in your long-term financial picture.
Jodenny can help you compare all the variables that affect your decision — not just the listing price, but the full cost and fit of living in a specific community.
